Third-Party Peer Review

Building One supports project teams by providing independent third-party insight during design and construction. Our team will help to identify risks early, evaluate potential solutions, and improve construction quality. Construction Document Peer-Review

An independent peer review during design can identify critical coordination gaps and performance concerns before they impact the cost, schedule, or constructability of your project.

What We Review

  • Architectural, Structural, MEP, and Civil Plans. We’ll evaluate your plans for clarity, consistency, and coordination across multiple disciplines.

  • Structural Framing and Foundations. We review for completeness and general adequacy.

  • Building Enclosure Systems. Our team reviews waterproofing, roofing, and drainage details for potential failure points.

  • ADA and FHA Compliance. We review for compliance with the Federal Fair Housing Act (FHA) and requirements of the Americans with Disabilities Act (ADA).

  • Geotechnical Review. We will compare the geotechnical report with construction documents for consistency.

  • System Layouts and Conflicts. We evaluate HVAC, plumbing, electrical, and fire protection systems for layout efficiency and potential conflicts.

Our reviews are high-level in nature, focused on improving constructability and long-term durability while offering value-focused alternatives when feasible.

Construction Site Observations

During the construction phase, Building One provides regular site visits to observe work in progress and report on areas that do not appear to conform with the construction documents, based on visual observations.

What To Expect

  • Observations focus on new, in-progress work, not just completed installations.

  • Reports that identify concerns with general conformance to plans and note responses from the Architect or Contractor.

  • Open issues will be tracked across visits and closed, based on resolution updates from the project team.

  • Site visits are often scheduled to coincide with OAC meetings or key first-in-place installations.
